Nimitz Crossing is a 36 Unit Luxury Beach-and-bay Community in the Point Loma area of San Diego.

This project consists of spacious studios, 1-bedroom lofts and 2-bedroom 2-bath residences each with an ensuite bathroom off the primary bedroom. 

There are three floors of units above grade on podium with secured luxury appointed secured Lobby that includes an Amazon Hub Locker. The secured underground parking includes 2 spaces per unit and private storage lockers. The units all have fully appointed kitchen with stainless steel appliances, washer and dryers, vinyl wood-styled plank flooring, designer white cabinetry, quartz counters and private balconies. 

There is a large center common area with above grade masonry planters that are also designed for seating creating private spaces as well as large seating areas with tables, chase lounges and quaint groupings along with a dual gas BBQ area with bar seating and an on-site pet relief area.

The project was initially designed as a 24-unit project with ground floor retail but the Simis Construction team along with our Architect responded to the adversity of the Covid-19 pandemic and converted the designated first floor retail space into twelve large studio urban lofts. The conversion from retail to residential allowed a sale at a 3.2% cap rate which helped set one of the highest prices per unit multifamily apartment complex sales in San Diego history.
